Las Vegas Plumbing Repair Question: Why Does My Tub Faucet Leak when the Shower Is On?

Here is a common and yet seemingly complex Las Vegas plumbing problem for you. You turn on your shower, flip the switch to go from tub faucet to shower head and the tub faucet continues to leak. Not only is it rather irritating, but it draws from the water pressure in the shower head. Let’s take a look at why this happens and how to quickly fix it.

Why the Leak?

There is a valve in your tub’s faucet that diverts water from the tub to the shower head when the switch or lever is pulled to turn on your shower. Because the valve is not a perfect seal, the tub faucet will drip a small amount during a shower. However, if a large amount of water is coming out of the tub faucet and very little is coming from your shower head, it is likely a problem with that valve.

In some cases, the only way to know the root of the problem is to take apart the assembly and check all of the valve parts individually for damage. The specifics of the plumbing repair process will depend largely on the type of shower and diverter valve you have.

 Fixing the Problem

To fix this problem, you can either replace part of or the entire shower diverter valve. Start by removing the faucet and pulling the screw that holds the shower diverter valve in place. Once the screw is removed, take out the rubber washer and replace it. Many times, this is enough to fix the problem.

If it is not, however, you may need to replace the entire shower diverter valve. There are some situations that make it hard to reach the shower diverter valve, such as when you have a shower handle instead of a faucet knob. If this is the case, you may need special tools or professional assistance in removing the knob to access the valve.

Spanish Trails Plumbing Installation Guide: How to Replace the Kitchen Sink Spray Nozzle

Replacing an old or broken spray nozzle in the kitchen sink in your Spanish Trails home is relatively easy and shouldn’t require many tools. Depending on the style of your old nozzle, you may need to replace the hose, but most models are universal and will work with your current hose. If the package tells you that you need to upgrade your hose, try installing the new nozzle before you buy a hose.

Some brands will also include the tools you will need to complete the project. Don’t buy pipe thread if you are not replacing the hose. All you will need is a pair of needle nose pliers and maybe a screwdriver.

1. Remove the Old Nozzle Head

You don’t necessarily have to turn off the water if you are just replacing the nozzle on your sprayer hose, but it would be a good idea to avoid accidentally turning on the faucet, which will cause the water to shoot out of the hose while the nozzle is off. Simply unscrew the old nozzle and look for a small metal clip that holds the rest of the housing in place (your new nozzle should have the same part and where to locate it in the instructions).

You will probably need needle nose pliers to pull this clip off. It looks like a horseshoe and will be located below the washers. Once you remove the clip, you can take off the base of the old nozzle. Look at how it is assembled as you remove it; your new one will have basically the same construction, so seeing how it is attached will help you install the new nozzle.

2. Unscrew the Mounting Nut and Replace Nozzle Base

The mounting nut is the large nut located under the sink just below the nozzle. It keeps the base of the nozzle in place. Hold down the base of the nozzle as you unscrew the mounting nut. This may be tricky depending on the design of your sink. You might want to get someone to hold the base in place so that you have better access to the mounting nut.

Once you unscrew the nut from the base, you can guide the hose through the opening in the sink to take slide off the old nut and replace it with the new mounting nut. Next, put the hose back through the hole and install the new base by screwing it into the new mounting nut.

3. Install New Nozzle

If you unscrew the top part of the nozzle from the bottom where the metal clip is attached (your instructions should label them with letters), you may find the washers inside or packaged separately with the clip. Slide the bottom part of the nozzle onto the hose and install the metal clip on the bottom ridge of the plastic part of the hose with the pliers. Next put the plastic washer around the tube, and then the rubber one. Then, simply screw on the top part of the nozzle and test it for leaks.

Don’t tighten the nozzle too much, because the parts are delicate and could break with too much pressure. If you can’t fit the nozzle on without leaks, you may need a different style hose.

Spring Valley Plumbing Tip: Parts of a Toilet

The majority of Spring Valley homeowners are not aware that they can repair most minor toilet problems on their own. Whether it’s overflowing or running more than it should, toilets can be repaired often without calling a plumber; however, it is important to know the basic parts of a toilet before trying to troubleshoot toilet issues.

Here’s a guide to learning the parts of a toilet:



Tank: Pictured above (inspectapedia.com) is the tank on the back of the toilet, which holds the water supply for the bowl and the components that you need to know to fix most problems.

Bowl: Holds wastewater and uses the water from the tank to flush the waste.

Flush Handle:  The flush handle is the part that everyone knows, but it’s important to know what happens when you flush: the flush handle is connected to the trip lever, which lifts the flapper and allows the water for the tank to enter the bowl.

Trip Lever: The trip lever is the part that you need to know for a running toilet. It attaches the flush handle to the flapper, and when you flush the toilet, this lever lifts the flapper (sometimes called a flapper valve) and releases the water from the tank into the bowl to force the wastewater in the bowl down the sewer drain. When a toilet is running, you can simply lift the trip lever to lower the water level in the tank.

Float Ball: The float ball basically measures the water in the tank. After you flush, the ball will fall as the water level lowers, and the ball will rise again as the tank fills from the toilet main water supply. When the tank has enough water, the toilet will stop running.

Overflow Tube: This is the tube that will stop the tank from overflowing if the toilet is running. It leads into the drain and pushes out all the excess water. Sometimes you can remove the rubber water supply tube from the overflow tube to keep a toilet from overflowing if you are not able to shut off the main water valve behind the toilet.

Flapper Valve: This is the part to know whenever you have an overflowing toilet or a backup. The flapper is attached to the flush handle by a chain and the trip lever. Whenever the flapper is pushed down, the water cannot leave the tank, so when you flush, it creates a suction to pressurize the water entering the bowl so that it has enough force to flush the waste. If your toilet is overflowing, push the flapper down with your hand so that it stops the water from entering the bowl. Most people are afraid to put their hands in the tank because they associate the tank water with the water in the bowl. The water in the toilet tank is clean because it comes from the main water supply line, which is attached to the stop valve.

Stop Valve: This is also called the toilet supply valve because it controls the fresh water supply going into the tank. It is usually located behind the toilet near the floor, and turning it off is another way to stop an overflowing toilet because the tank cannot fill once it is turned off.  It is attached to the supply tube, which attaches to the refill tube.

Supply Tube: Although the supply tube and refill tube are connected, they are two different parts. People often use their names interchangeable, but what’s most important to know is that the supply tube supplies the water from the main line and into the refill tube, which refills the bowl.

Refill Tube: When the float ball is down, the refill tube fills the bowl with the water from the supply tube. After a flush, the ball rises, and when it reaches a certain level, the refill tube stops the flow of water into the bowl.

Trap: The trap is a seal that prevents backflow and strong odors from the main sewage line. If you smell sewage in your bathroom, particularly near the toilet, you could have a bad seal or faulty trap. Troubleshooting a trap usually requires a plumber, unless you are familiar with toilet installation.

Wax Ring: Another cause for bad odors is the wax ring, which is a seal between the toilet and the sewage line. A faulty wax ring could also cause leaking at the bottom of the toilet. Call a plumber whenever you aren’t sure about leaking toilets or strong sewer odors; there could be a problem in the main sewer line.

Anthem Plumber Tip: Plumbing Problems You Can’t Fix Yourself

While there are some relatively simple plumbing jobs that most Anthem homeowners can handle with ease, there are some plumbing problems that have a significantly higher degree of difficulty.

For these trickier or more extensive jobs, you really need to call in an Anthem professional. What kinds of projects are we talking about here?

Take for example a simple clogged drain. Whether it’s your tub or your kitchen sink, you’ve certainly encountered a clog over the years. Sometimes they are simple and easy to deal with, so you decide to tackle it on your own. First, you pour some commercial chemical drain clearing product down the drain. You let it sit for a while, like the instructions say, then run the water.

No luck—the drain is still clogged.

So, you try a pipe snake. You thread it down into the drain and through the pipe until it hits the clog. Then you pull back and…nothing. So you try again and again, really jamming the snag down in there to make it engage the clog, until…it breaks.

Now you’ve got a clog and a broken pipe snake in there.

So, you try more drain cleaner, but of course it doesn’t work again, and now the harsh chemicals are taking a toll on your pipes. You decide to just take the length of pipe out so you can see the clog, then remove it. Soon, you find yourself in over your head and you’re not sure how to replace the pipe.

Yikes. That’s a mess.

This isn’t to say you should never attempt to a plumbing repair on your own. Sometimes they are simple enough that the DIY option is the cheapest and best. However, if your efforts are coming up short and you’re about to enter unfamiliar territory, call in a pro. It will save time, money and headaches in the long run.

Spring Valley Plumber’s Tip: How to Replace a Bathroom Faucet

Whether your old faucet is broken or you just want to spruce up the bathroom a bit, installing a new faucet in your Spring Valley home is a relatively cheap and easy solution. It is one plumbing project that can be done via the DIY route, it takes only a few hours to do and it does not cost much.

Before you get started, make sure you have chosen the right type of faucet as a replacement. There are a few different kinds and you will want to replace the old sink with a similar kind in order to prevent problems and headaches during and after installation. If you’re unsure what kind you need, either consult the manual, take a picture to bring with you to the store or have a plumber take a look at it.

Once you have the right faucet picked out, it’s time to get to work:

  1. As always, turn off the water supply. There should be shutoff valves for the hot and cold water supplies right underneath the sink to make it easy on you.
  2. Unscrew the drain collar from the drain rim. Making sure everything is clean, place the house in the center of the middle hole. Screw it in place with the mounting nut. Tighten it up with a basin wrench, but take care not to over tighten. This can crack the porcelain.
  3. To install the hot and cold valves, begin by loosening the mounting nut on one and removing it. Replace it with the corresponding new valve. Repeat on the other side.
  4. Screw the braided lines to the valves you just installed, as well as to the spout. Tighten with a wrench, but again take care not to over tighten.
  5. Secure the faucet handles onto the valves that you installed in step #3. Make sure to put each handle on the correct valve.
  6. Fit the supply lines. You may have to do some cutting if you are using rigid supply lines rather than braided ones.
  7. Assemble and connect the pop-up drain assembly. You may have to test and adjust it a few times in order to get the right fit when open and closed. Secure the rods in place.
  8. Turn the water back on and check for leaks. Turn on the faucet for a bit to flush out the system before using.

Summerlin Plumbing Guide: How to Change a Drain Trap

Have you ever noticed that U-shaped length of pipe below your Summerlin home’s bathroom or kitchen sink? Does it ever seem to you like it doesn’t make sense to have that in there? It seems counterintuitive to have the water run any direction other than straight down.

Well, that little bend is the drain trap, and it keeps nasty odors and gases from wafting their way up through the plumbing and into your home. The U shape of the trap precludes the normal upward drift of the gases, so they don’t make it up through your drain.

After a while, these traps can become corroded, choked with debris or entirely clogged to such a degree that it needs to be replaced. When this happens, it is important to take care of this right away.

As with any plumbing project, the first step is to turn off the main water supply. Don’t worry about the inconvenience; the whole process will take less than an hour.

Next, remove all the pieces of the existing drain trap. Use a pipe wrench and/or slip-joint pliers to remove the nuts and pull the trap free. Attach a tailpiece washer to your new tailpiece, and then attach the tailpiece to the sink strainer. You may need to cut the tailpiece to length with a hacksaw.

With a slip nut and washer, affix the trap arm to the drain stub. Again, you may need to cut the trap arm to length.

Finally, attach the trap bend to the trap arm, making sure the beveled face of the washer faces the trap bend. Tighten all the nuts and turn the water back on. Run a little water down the drain and check for leaks before using it. You may need to tighten some joints or apply Teflon tape in some places.

Once everything is all sealed up, you’re good to go! Your new drain trap is in place and ready to use. And if you run into any problems, talk to your local contractor.

Why Does My Sink Backup When I Run the Washing Machine? A Question from Summerlin

Every now and then something strange happens that is simultaneously baffling and frustrating in your Summerlin home. Gray water from your washing machine backing up into your sink is one such problem and for many homeowners it can be an ongoing source of annoyance.

Why does this happen? To start with, know that your sink and washing machine drain lines tend to run congruent to each other. This means they combine at some point on the way to the main sewer line. So, if there is a problem after they combine, it can affect both systems.

How to Fix the Problem

First, you must pinpoint the problem. More often than not, a washing machine backup will occur in one or more sinks during or after the drain cycle of your washing machine. This may not happen every time or it may get progressively worse. It depends on why it is happening in the first place.

If the sink doesn’t back up on its own when you do the dishes or run the faucet, the clog is probably deeper in the pipes and only responds to the large volume of water being drained from your washing machine. In either case, you probably have a clog in the drainage pipe after the two combine.

Do NOT use any chemicals to clear the clog. Not only do chemicals cause damage to your pipes, which can lead to cracks and leaks later, they are not always effective at actually removing the problem – they simply minimize it in the short term.

To solve the problem, you’ll either need to plunge the sink and hopefully clear out the clog or have someone snake the line to pull the clog out of the drain pipe. If you cannot clear it on your own, it may be a good time to call a plumber for a more in-depth attempt to fix the problem.

Emergency Plumbing Tips and Happy Halloween Weekend!

  • Shutting Off the Water – If a pipe bursts or you have standing water somewhere, the very first step you take is to shut off the water. Cleanup is pointless if more water pours in. So, we need to stop the flow. Usually, this water valve is located outside, but it can be found under an access panel or in the basement in some cases.
  • Flooding Toilet – Watching the water slowly rise in a toilet, dangerously close to the rim, can be scary. But, there are tricks to slow or stop the flow until the plumber arrives. The first is to turn on your sink faucet to slow down the water flow to the toilet. If you can reach it, turn off the cold water supply to your toilet as well. As soon as the tank is empty, no new water will enter.
  • Turning Off an Appliance – Sometimes the problem isn’t a house-wide problem but a specific appliance overflowing. If your washing machine or dishwasher is about to overflow, turn off the supply valve immediately. It could be several gallons of water per minute if you don’t.
  • When Electricity is Involved – If your basement floods, don’t go down there until you can be sure there is no electricity flowing into the water. That much water with live electricity is incredibly dangerous. If you can’t be sure, get a plumber out there fast.
  • Gas Leaks – Sometimes, a plumbing problem is really a gas problem. If this is the case, don’t try to fix it yourself. Get everyone out of the house and call the gas company immediately.
  • Hot Water Leakage – If you notice that hot water is leaking somewhere in your home, turn off the main water supply and then turn off the hot water heater’s energy source. There should be an emergency shutoff valve on the hot water heater for gas and a switch on the device if it is electric.

In each of these cases, the very next step you take should be to call a professional, but if you act fast you can hopefully mitigate the damage.
