Did you know that water heating is one of the biggest energy expenses in your Las Vegas home? And the good news is that it is not too difficult to cut down on your water heating bills.

One thing you can do is install low-flow faucets and showerheads that use less water. The less water your use, the less water you need to heat, and the more energy you save. Since this upgrade will save money on both your water and energy bills, you will quickly make up any initial installation expense.

Another easy trick is to lower the temperature of your water heater. Check your settings; you really do not need to have your water heater thermostat set higher than 120 degrees. Why Avoid The Lowest Bidder? A Guide From Summerlin

They are often called “garage mechanics” or “Johnny one-trucks.” In layman’s terms, these are the men (yes, usually men), who moonlight from their regular jobs in the mechanical services trades or who set up their own businesses in Summerlin with little or no overhead – to keep costs down.

They are the perfect people to call if you want a job done cheaply. True, many are qualified and do good work. But many more are simply looking for work and will do almost anything to underbid or “lowball” their competition. And why not? They can afford lower prices because they don’t have the fixed costs like larger, more established contractors. Unfortunately, some of these fixed costs include training and licensing, which are a necessity for any contractor.

Here are some things to look for when bidding out a service/replacement job or a new installation. The bidder you hire will answer yes to most of these questions (except the obvious). The lowball bidder likely will not.

  • Can the bidders give you references from former customers and show details of work they have done?
  • Can the bidders verify if they are licensed to do their work or have any certifications?
  • Do the bidders include the cost of pulling permits and paying for inspections for their work?
  • Are the bidders members of any professional organizations and can they show credentials?
  • Do the bidders belong to any local Chambers or other civic organizations?
  • Are the bidders rated favorably by the local Better Business Bureau?
  • Do the bidders offer an option of products and services to choose from, rather than just one choice they say “is best for you?”
  • Do the bidders take measurements and do mathematical equations to determine what size equipment you need (called load calculations or heat loss/heat gain measurements to determine the proper sized furnace or air conditioner, for example).
  • Do the bidders constantly criticize their competition and use this tactic more than explaining what they can do for you?
  • Do the bidders listen and ask questions?
  • Do the bidders use pressure tactics like offering add-on equipment for a “special price” or say, “I will need to know you answer as I have other customers who need my services right away.”
  • Do the bidders offer a variety of warranty plans to back up their work?
  • Do the bidders require a large deposit or all of the money up front?
  • Do the bidders have a neat appearance, i.e. well-groomed and clean clothes?
  • Are the bidders’ vehicles clean and free from obvious rust or body damage?

There are likely several other considerations but the point is, the bidders should be professional and businesslike. They should “act like they’ve done this before.” The low bidders may appear to put on a good face, but dig below the surface and ask a lot of questions. The low bidders may quickly lose their happy disposition.

A low bid can sometimes work but the odds are not in your favor. The main things are – you want piece of mind and fewer callbacks because of service or installation problems. Choose a contractor you can trust.

LEED Accreditation – What Is It, and How Can I Get It for My Pahrump Home?

LEED (Leadership in Energy and Environmental Design) is an internationally-recognized green building rating system based on standards developed by the U.S. Green Building Council (USGBC), and you can have your home LEED accredited in Pahrump.

The LEED system is voluntary and offers homebuyers third-party verification that a home is sustainable, water efficient, and energy-saving; is designed to conserve construction materials and reduce pollution; and has clean indoor air.

Homes that are candidates for LEED accreditation are rated on a 100-point scale. The home must satisfy all minimum requirements and earn a minimum number of total points. Key areas of evaluation include:

  • Sustainability of Building Site. The home’s impact on ecosystems and waterways must be minimized, as must erosion, light pollution, and construction-related pollution.
  • Water Efficiency. The home must have water-efficient appliances and fixtures and regionally appropriate landscaping.
  • Energy and Atmosphere. The home must have energy-efficient design, appliances, systems, and lighting. More points are awarded for use of clean and renewable energy and other innovative strategies.
  • Materials and Resources. The home must use sustainable materials, and construction and operating waste must be minimized.
  • Indoor Environmental Quality. The home must have high indoor air quality, good indoor acoustics, and access to natural daylight and views.
  • Locations and Linkages. The LEED standard promotes building in previously-developed, “infill”, or “brownfield” sites and away from undeveloped and/or environmentally-sensitive sites. Points are also awarded for building near existing retail and transit infrastructure and outdoor recreation areas.
  • Awareness and Education. Home builders are encouraged to teach new homeowners about the green features of their home so that they can be maximally utilized.
  • Innovation in Design. Points are awarded for home design that is innovative and goes “above and beyond” existing LEED requirements, and for including a LEED certified professional on the design team.
  • Regional Priority. Bonus points are awarded for taking into account the regional environmental concerns that have been identified by USGBC’s regional councils.

LEED accreditation doesn’t just make sense from an environmental standpoint. It also makes good financial sense:

  • LEED accreditation offers great ROI for new construction – some studies have shown that an upfront investment of 2% in green building design can result in long term savings of 20% on total construction costs.
  • LEED-certified homes generally have lower operating costs.
  • LEED-certified homes are more attractive to buyers and renters (according to studies, commercial LEED-certified buildings have higher occupancy rates, higher rent-per-square foot, and higher per-square-foot sale prices than comparable non-LEED buildings).
  • LEED certification may provide some protection against indoor air quality lawsuits.

Water-Saving Tips and Tricks From Spanish Trails

Here are some of our favorite water-saving tips from Spanish trails. They are easy to incorporate into your lifestyle – and can save you hundreds or even thousands of gallons of water a year.

Whole House

  • Check for leaks – you may save thousands of gallons a month! You can find leaks by looking, listening, and monitoring your water bill for unusually high usage. To check for toilet leaks, put food coloring in your tank. If it gets into the bowl without flushing, you have a leak. Don’t forget to look for leaks in your outdoor plumbing too.
  • Know where your master water shut-off valve is located. In the event of a major problem, you’ll save thousands of gallons of water – and maybe your possessions as well.

Outdoors

  • Adjust your sprinklers so that you water only your lawn – not your sidewalk or driveway.
  • Consider adding a patio or “outdoor room” to your home. You’ll have less lawn to water and will add thousands of dollars to your home’s value.
  • Do two chores at once – water the grass by washing your car or your pet on the lawn. Be sure to use natural, biodegradable soaps.
  • Have your plumber re-route your laundry waste water to your lawn (check with local authorities first to be sure this is legal in your town).

In the Bathroom

  • Turn off faucets when you’re not actively using water – such as when you’re lathering your hands, shaving, or brushing your teeth. You’ll save hundreds of gallons each month. New touchless water faucets (or very affordable converters for your existing faucet) make this easy and fun to do, especially for kids.
  • Shorten your shower by only a minute or two, and save 150 gallons of water a month. (You can do this by turning off the shower while you lather your hair.)
  • Replace your old showerhead with a new WaterSense water-saving showerhead. They’re inexpensive and easy to install. You’ll save up to 750 gallons a month (and it’s a great opportunity to get a nice style upgrade too!).
  • Install WaterSense-certified aerators on all your faucets – another inexpensive upgrade that can save hundreds of gallons a month.
  • Insulate hot water pipes so don’t have to run the water as long while you wait for it to heat up.
  • Plug the tub before turning the water on for your bath, then adjust the temperature as the tub fills up.
  • Keep a bucket in the shower to catch water as it heats up. Use this water to flush toilets or water plants.

In the Kitchen and Laundry Room

  • Install a tankless water heater near your kitchen sink so you don’t have to run the water while it warms up.
  • If your dishwasher is new, scrape off excess food, but don’t pre-rinse. Modern dishwashers are built to handle un-rinsed items.
  • Upgrade your old water-cooled refrigerator, air conditioner, or ice-maker to a new air-cooled model for a significant reduction in water use
  • When buying new appliances, look for the EnergyStar label, which guarantees high efficiency. Also, look for models that offer cycle and load size adjustments.
  • Run your dishwasher and clothes washer only when they are full – you can save up to 1,000 gallons a month.

The Preventative Maintenance That Will Save You the Most

Having a high performance, energy efficient HVAC system will save you a good deal of money in terms of your monthly heating and cooling bills. But that efficiency will not last unless you also take the necessary steps to keep your equipment in good working order. While regular maintenance visits from a professional HVAC technician are an important part of this, there are also several things you can do on your own to keep your equipment running at peak efficiency.

  1. Keep it Clear – The first thing you should do is to make sure that there is plenty of space cleared around your outdoor unit. Whether it is the condenser and compressor for your air conditioning system or part of your heat pump, that outdoor equipment needs to have plenty of space to vent hot air. Also, the space will mean that debris is less likely to develop inside the unit.
  2. Clean the Condensing Coil – While your technician will do this when they make their annual visit, it is best to clean your coil more than just once a year. Just make sure that the power is turned off to your unit before you begin. This will help the unit cool air more efficiently and can prevent a whole host of other problems from developing.
  3. Check on the Blower – If your blower is not working right or the blade is clogged, your HVAC unit will not work properly. Make sure your blower fan is free of all debris and that is turns freely once you have cleaned it. If you are still having a problem with it, you may have to call a technician for repairs. Cleaning the blower out on a regular basis, however, should keep this from becoming a problem you need a professional for.
  4. Air Filters – You should also make sure you change your air filters regularly. This can help to keep your indoor air clean and healthy and it will also enable your HVAC system to run more efficiently.
  5. Clean it Out – Clean out any debris that you can reach from any part of your system. Just make sure any time you work inside your HVAC system that you have all of the power turned off. Anything from leaves to dust can get in there and cause a problem if it is allowed to build up over time. Save Money When Using Appliances and Home Electronics

As you are looking around your home for ways to save money on electricity, it is only natural to linger on the big things like your heating and air conditioning systems. For one thing, it is almost always worth it to go with an Energy Star certified appliance whenever possible. It does not matter if it is a coffee maker or a washing machine. Using power strips is also a great way to make saving on electricity easy. No matter what you do, many appliances will draw a small amount of power even when they are switched off. So as long as things like your laptop, TV and toaster are plugged in, they are draining energy whether you are using them or not.

Of course, you could just go around and unplug everything you are not using, but that can get pretty tedious. Plugging these types of appliances and home electronics into a power strip makes it easy to just cut their power supply completely when you do not need them. And switching them back on again is just as easy. You do not even have to go crawling around on the floor looking for the plug.

There are certainly many items that you cannot or do not want to unplug or completely cut the power to at any time. For appliances and electronics that fall into that category, simply make sure you turn them off completely when they are not in use. Many home electronics will automatically switch to a standby mode rather than shutting down completely and it is easy to forget they are still on. However, you will save a lot if you make sure to shut them down completely when they are not in use.

Insulation is a vitally important part of your home. While it is not something you look at or probably even think about much, the amount and quality of the insulation in your home can have a dramatic impact on many aspects of your quality of life while you are living there.
